References
We arrange for you to come into the Office to complete our referencing form. All Tenants are referenced to assess their credit rating and suitability to occupy the property. The credit referencing will also check for any County Court Judgments (CCJ's) or defaults and therefore you should disclose these at the outset. We will require details of your residential addresses over the past three years, together with information of your bank, employer and any previous landlords.
We charge an administration fee of £70.00 for a single occupant and a fee of £50.00 for each subsequent occupant. This fee must be paid and cleared into our bank before referencing can commence. PLEASE NOTE THAT THE ADMINISTRATION FEE IS NON REFUNDABLE.
Guarantor
In certain circumstances we may require a guarantor and a full reference would need to be obtained.
Once satisfactory references are received we will contact you to arrange the tenancy details and the start date
Deposit and rent in advance
The deposit held is equivalent to one and a half month's rent. However, in certain circumstances the Landlord may require a deposit of up to two month's rent. The deposit is held against damages and breakages, fair wear and tear accepted, until the expiry of the tenancy and is subject to the final satisfactory checkout.
The first month's rent in advance and deposit should be made either by bankers draft or personal cheque. There must be cleared funds of rent and deposit in our account by the commencement of the tenancy. You must allow 5 working days for a personal cheque to clear into our account. Thereafter, we request that monthly rents are paid by standing order wherever possible or personal cheque.
Tenants who will be in receipt of housing benefit are required to pay two months rent in advance plus the deposit.
